Is rent actually cheaper than owning right now?

A mortgage payment alone can look cheaper on paper, but once you add taxes, insurance, and upkeep, the real numbers are often closer than they seem. More than most people expect, and less than the scariest number you've heard. It depends on the loan program, the price point, and whether down payment assistance is on the table — which, for a lot of first-time buyers, it is. Don't let a scary six-figure number you saw online talk you out of asking the actual question.

How to use Seller Concessions to help with the Funds To Close

Seller concessions let the seller cover part of the buyer's closing costs, prepaids, or discount points instead of the buyer paying them out of pocket — reducing cash-to-close without touching the purchase price or down payment. Limits depend on loan type: FHA allows up to 6% of the price, VA allows 4% for certain items plus unlimited standard closing costs, conventional ranges 3-9% based on down payment size, and the credit can never exceed the buyer's actual closing costs. On a $400,000 FHA purchase, that's up to $24,000 — often enough to erase closing costs entirely or fund a rate buydown — but it has to be negotiated into the offer itself, not requested after the fact.

Why does everything feel so much more unaffordable than it used to be?

Because it is, in a lot of ways — and you're not wrong for feeling that. Home prices have outpaced wage growth in most markets, and a "starter home" today often costs what a much bigger house cost a generation ago. That's real. What's also real: programs, loan structures, and strategies exist now that didn't then. The goal isn't to pretend the math is the same as your parents' — it's to figure out what actually works with today's math.

Should I just wait for prices to drop?

Nobody can call the market with certainty — anyone who tells you they can is guessing with confidence. Waiting has a cost too: rent, missed equity, and the chance rates or prices move the other direction.
